This five-story campus houses 600+ employees and pulls in 40% less energy than code requires. The green roof isn't just for Instagram — it actually handles stormwater and keeps the top floor cooler in summer.

We threaded the needle between modern living and neighborhood character. Geothermal heating, passive solar design, and materials sourced within 500km. Yeah, it's fancy, but it's also smart.

Brick facades with serious insulation behind them, triple-pane windows designed to match original proportions, and a roofline that looks period-appropriate but hides solar panels.
Numbers don't lie, and these homes perform. Average utility bills are running 65% below comparable properties in the area. Residents are actually selling excess solar back to the grid most months. And despite the premium finishes, construction waste was kept under 8%.

This one's still evolving, but phase one's already changing how people experience the waterfront. Took an industrial brownfield site and turned it into a mixed-use neighborhood with retail, residential, and public space. City wanted "activated streetscapes" — we gave them that and a framework that'll guide development for the next decade.
